Foundation Seeks Community Input for Proposed Regional Activity Center

In May, the Board of Directors of Bates County Memorial Hospital was approached by an investment broker who had set up a trust several years ago to be used toward a Community Center for the Butler area, and requested that it be constructed on the BCMH campus. A committee has been organized and meetings have begun to spearhead this project.

In 2019, BCMH completed a Community Health Needs Assessment in which the hospital held town hall meetings for residents of Bates County. The hospital retained a consultant who published a report based on community feedback, and the findings showed a community center was top on the list.

The project has temporarily been named: “Proposed Regional Activity Center” in order to include everyone from the Bates County area. All donations for a community center will be routed through the Bates County Community Health Foundation, known as BCCHF, a tax-deductible charity. This project will be entirely under the foundation’s direction.

The committee has had three meetings to date and will start meeting with architects from three different companies on July 27 to determine building plans and the best location on the BCMH campus. The committee will also meet with YMCA officials on August 2 to explore that option as well.

Anyone wishing to serve on a committee and be involved in this venture for our community may contact a member of the committee. Committee members are Linda L. Jennings, Mike Taranto, David Hilgenberg, Greg Weaver, Larry Burch, Larry Hacker, Chance Hedrick, Chris White, Jeremy Jones and Shanya Hedrick.

Watch for an online survey distributed by local media coming soon, and please take the time to fill it out. The committee values your feedback. Check for updates at https://www.bcmhospital.com/bcchf-news/        -courtesy BCMH

What’s Up by LeRoy Cook

After a nice break of cool weather, by July standards, we’re back into the frying pan. Airplanes like the 60-degree mornings, better than 80s, as far as takeoff performance goes. You can tell the difference when lifting off with a full load of fuel and people.

One had to pick one’s time to fly last week, between the rainy stationary fronts that plagued us. The visiting AirTractor agplanes were busy flying on fungicide and other treatments, a Cessna Skylane and a Piper  Archer touched down, and Les Gorden was in and out with his Beech Bonanza F35 from Lee’s Summit. A nice Piper Cherokee 140 is now tied down on the local ramp. Lane Anderson flew his Darter Commander to Texas, Lance Dirks and Dennis Jacobs both flew Cessna Skyhawk sorties, and  Eric Eastland and I took the Aeronca Champ out.

We counted a total of ten airplanes on the Miami County airport restaurant ramp last Saturday morning, before the rain moved in. Five Fliars made up the Bates County contingent.   Lowell Hartzler and his granddaughter joined us from Harrisonville, flying his Socata Rallye. As with much of the week, the forecasted 4000-foot ceilings were down to 2000 feet by lunchtime. Always have a back-up plan, because the weather guessers aren’t always correct.

The Experimental Aircraft Assn. had a great week for its AirVenture convention in Oshkosh, WI this past week, with cool and light breezes. Reports are of record crowds and full parking, with only a few minor mishaps to slow things down. A Cessna 310 twin suffered a landing gear collapse on landing, which brought arrivals to halt temporarily. Otherwise, the show went on without a hitch.

A statute of Amelia Earhart was unveiled at the Statuary Hall in the Capitol building at Washington, DC this week. The lineup of famous Americans is supposed to represent worthy achievements by US citizens; Earhart, as most know, was a bold aviator who disappeared on an attempted round-the-world flight in 1937. She had planned to retire from flying after that trip.

In an example of what may (or may not) be the future of aviation, a partially-electric powered airplane flew from California to Oshkosh, WI two weeks ago. The demonstration Cessna Skymaster push-pull twin had an electric motor turning the propeller on the nose while the stock piston engine was retained for the rear pusher installation. The developers plan to have a conversion kit for Cessna Caravan single-engine utility planes, with a carbon-emitting engine recharging an electric powerpack in flight.

The weekly question from last week’s column wanted to know when the first jet airliners went into service in the U.S. It was 1958 when American Airlines started flying coast-to-coast runs in Boeing 707s, cutting the time across the country in half. Pan American soon followed with trans-Atlantic service. British Overseas Airways had flown DeHaviland Comets commercially from England in 1952. For next week, tell us which three flight instruments are required to be working on a standard airplane’s instrument panel .  Send your answers to kochhaus1@gmail.com.

Thinking about purchasing tax sale property?

It’s not as complicated as it may seem. Bates County Collector Jim Platt has provided the information needed to get started. To find property addresses, you may go to the Recorder of Deeds or Assessor office for assistance.

If you purchase a first year (3 years due) or second year (4 years due) property:  your collector’s deed will be available in one (1) year if property is not redeemed within the one year period.  If property is redeemed, you will be notified and reimbursed for the sale amount plus interest.

Any person purchasing property at a delinquent land tax auction shall not acquire the collector’s deed to the real estate, as provided for in section 140.420, rsmo, until he meets with the following requirements or until he makes affidavit that a title search has revealed no publicly recorded deed of trust, mortgage, lease, lien or claim on said real estate.

At least ninety (90) days prior to the date when he is authorized to acquire the deed, the purchaser shall notify any person who holds a publicly recorded deed of trust, mortgage, lease, lien or claim upon that real estate of the latter person’s right to redeem his security or claim.  Notice shall be sent by certified mail to any such person, including one who was the publicly recorded owner of the property sold at the delinquent land tax auction previous to such sale, including lake developments, at his last known available address.  Failure of the purchaser to comply with this provision shall result in his loss of all interest in said real estate.

When the one (1) year redemption period has expired, you will need to bring to this office the following:  tax sale certificate of purchase, signed and notarized affidavit, title search, copies of certified letters which you have sent to any person who holds a publicly recorded deed of trust, mortgage, lease, lien or claim upon that real estate of the latter person’s right to redeem his security or claim, including lake developments and the previous owner.  Any subsequent unpaid taxes, recording fee, and deed fee must be paid at this time.  The deed will be recorded and mailed to you.  This deed must be recorded within two (2) years of the sale date.

If you purchase a third (5 years due) property:  no purchase certificate is issued on a third year sale.  Your paid receipts are your proof of purchase.  A title search is required on a third year sale.  You are required to notify the previous owner and anyone who has a publicly recorded deed of trust, mortgage, lease, lien or claim upon said real estate, including lake developments.  Once the purchaser has notified the county collector by affidavit, that proper notice has been given, anyone with a publicly recorded deed of trust, mortgage, lease, lien or claim upon the property shall have ninety (90) days to redeem said property.  After the collector’s office has received all title search documentation, all certified mail notifications and notarized 3rd year affidavit, the ninety (90) day redemption period will begin.  After the ninety (90) has been completed, a collector’s deed will be issued.  Your deed must be recorded within two (2) years from the date of sale.

If your address changes before you pick up your deed, you need to notify this office.  If your address changes after you pick up your deed, you need to notify the assessor’s office at 660-679-3157.

If you have any questions concerning tax sale properties or procedures, please feel free to contact the collector’s office at 660-679-3341.  Jim Platt, collector
